How a placement works

Five stages, from first enquiry to ongoing management of the home.

Referral

A local authority, integrated care board or care provider contacts us about someone who needs a home. There is no public application route.

Property and adaptations

We establish whether we have a suitable property, or can acquire one, and what adaptations the individual will need.

Written schedule of costs

You receive a clear written schedule of the housing costs before any placement is agreed. Nothing is ambiguous and nothing arrives later as a surprise.

Tenancy and care arranged

A partner registered provider holds the tenancy or licence and administers housing benefit. Care and support is commissioned separately by the placing authority.

Move in and ongoing management

We handle repairs, maintenance, compliance and safety certification for the whole life of the building, not just the first year.

Kiwi Housing CIC is the landlord. Care and support is commissioned separately by the placing authority and delivered by a registered care provider.

Is Kiwi Housing CIC a Registered Provider of social housing?

No. We are not registered with the Regulator of Social Housing and we do not claim to be. Our homes are let through a partner registered provider, who holds the tenancy or licence and administers housing benefit.

Who holds the tenancy?

The partner registered provider holds the tenancy or licence with the resident, and administers housing benefit. Kiwi Housing CIC owns and manages the property.

Who provides the care and support?

Care and support is commissioned separately by the placing authority and delivered by a registered care provider. We are the landlord only. Housing and care are kept properly separate.

Are you registered with the Care Quality Commission?

No. We do not provide regulated care, so CQC registration does not apply to us. The care provider commissioned by the placing authority is regulated in their own right.

Which areas do you cover?

The North East of England — Tyne and Wear, County Durham and Northumberland.

Why do you not publish property addresses?

This is a safeguarding position. We publish the region only, with no addresses, scheme names or photographs. Property details are shared directly with commissioning partners as part of a placement discussion.

How do I refer someone?

Contact us directly. Referrals come from local authorities, integrated care boards and care providers.

Can an individual or a family apply directly?

No. There is no public application route. Placements are made by local authorities and integrated care boards, and care and support must already be arranged, or in the process of being arranged, alongside the tenancy.

What are the eligibility requirements for a tenancy?

Care and support must already be arranged, or be in the process of being arranged, alongside the tenancy, and the resident must be eligible for housing benefit.

What will the housing cost?

We do not publish rent levels or service charges. You will receive a clear written schedule of the housing costs before any placement is agreed.

Who is responsible for repairs and maintenance?

We are. Repairs, maintenance, compliance and safety certification are ours, and we plan for the whole life of the building. Every property carries current gas safety, electrical installation and fire risk assessment certification.

Can we see your policies before we place someone?

Yes. Our full policy framework is available to commissioning partners on request, along with our compliance documentation.

What happens to any surplus Kiwi Housing generates?

As a Community Interest Company we are subject to a statutory asset lock. Any surplus is reinvested into more homes and better homes, and cannot be distributed for private gain. We report annually to the CIC Regulator.
